General
The contract is between you, the person who is renting WOODENHOUSE and Wooden House Ltd
Your responsibilities
You must keep the holiday accommodation and all furniture and fittings in the same state of repair and condition as at the commencement of the holiday. You must leave the premises in the same state of cleanliness and general order in which you found it on your arrival. You will be responsible for all breakages, damage or loss to the property during your rental period and will be responsible for paying appropriate compensation in the event of any breakages, damage or loss. You should report any items accidentally broken or damaged prior to your departure from the house (the odd broken glass is not an issue but significant damage to the building or furnishings and fittings will be a matter for which the occupier is liable). Please also report any problems or failures in a timely manner so that it can be dealt with as soon as possible (we might need to call out plumbers, electricians, etc and its always easier in the day than in the evening). Vehicles, accessories and vehicle contents are left at the owner’s own risk. The proprietors will not be responsible for any loss, damage or personal injury not caused through the fault of the proprietor.
Formation of the contract
To make a booking please ensure there is availability either by contacting the owners or by checking the online availability charts. There after a non-refundable deposit of 50% is required to reserve the week. Acknowledgement of receipt of the deposit will be sent by email.
Payment
The balance is due 4 weeks prior to the commencement of the holiday unless previously arranged. Failure to pay the balance on time will constitute cancellation and cancellation charges will become payable in accordance with paragraphs below. If the booking is less than 4 weeks to the commencement of the holiday the full balance of the holiday is payable at the time of booking unless previously arranged.
Cancellation by Wooden House Ltd
In the unlikely event we are forced to cancel the reservation (for reasons outwith our control such as fire, flood, etc) we will inform you as soon as possible. We will also attempt to find alternative accommodation of a similar standard and location. If we are unable to provide acceptable alternative accommodation Wooden House Ltd will refund all monies paid and shall be under no liability.
Cancellation by you, the person who is renting the cottage.
In the event of cancellation, every effort will be made to rebook the week. If we are successful we will refund the full deposit, less any discount we have offered to achieve the new booking. Please note we cannot guarantee that the house will be rebooked. If not rebooked and the cancellation is more than 4 weeks prior to the commencement of the holiday only the deposit will be lost. If the cancellation is within 4 weeks of the commencement of the holiday then the full cost of the holiday is due. We strongly advise that you take out holiday insurance. As well as holiday cancellation and curtailment insurance, guests are recommended to take out holiday insurance cover to cover loss or damage to personal effects.
Cleaning
Additional Cleaning will be charged at £25 per hour.
Woodfuel
A complimentary basket of logs and kindling is supplied at the beginning of your stay. Further bags of logs are available from local shops and we recommend you purchase these enroute to the house.
Pets
Pets are not permitted in WOODENHOUSE, failure to comply with this requirement will result in additional cleaning, repair and replacement costs which will be at the occupiers expense. The costs will also include if the damage is excessive the cost of refunds or the cost of alternative accommodation for following guests.
Access
Access to the WOODENHOUSE on the day of arrival is from 4:00pm. On the day of departure, you must vacate the property by 10:00am to allow the cleaners to prepare the cottage for the next guests. The proprietors or their representative shall be allowed free access to the property when and as required. The proprietors or their representative reserve the right to refuse admission to their property and to require any person to leave when they consider there is a breach of contract or deem that there is damage to the property or cause of nuisance or conduct in an offensive manner.
Vehicular Access
WOODENHOUSE is accessed by a steep track and is not suitable for large vehicles (large vans/lorries etc), drivers can park vans in an alternative location if required, . WOODENHOUSE has parking space for two cars, there is an additional overflow parking area at the top of the hill. Wooden House Limited are not liable for any accidents or issues as a consequence of the steep access. On the very rare occasions the access track has been iced up, and access is only available by foot, Wooden House Limited are not liable. This situation has only occurred 2 times over the last ten years.
Good Housekeeping Deposit
We take a £200 good housekeeping deposit for each booking. This will be added to your balance at the time of second payment. This deposit is fully refundable upon return of the property and surrounds in its original condition. Should any accidental damage or breakages occur, please let us know as soon as possible so that we can repair/replace before the next guests arrive. If the deposit is not sufficient to cover such damages, we reserve the right to deduct from the card used to make the booking. This will always be discussed in advance. Where no damages occur, the good housekeeping deposit will be refunded via the same payment method.
Wooden House Limited responsibilities
In the event of failure of any equipment or facilities such as boilers, stoves, water supply or electricity supply we will endeavour to repair, have repaired, restore or have replaced as required the necessary equipment as soon as we possibly can. However we will not be held responsible for failures that are out with our control.
Smoking
WOODENHOUSE is a strictly no smoking property.
Use of the house
Sub-letting is strictly prohibited. The number of guests must be stated at the time of booking. Overnight guest are permitted by prior arrangement only.
Law
All contractual obligations arising from the booking of WOODENHOUSE and these Terms and Conditions shall be deemed to come into existence in Lower Milovaig, Isle of Skye, Scotland, UK and be subject to Scots Law and the exclusive jurisdiction of the Scottish Courts.
